The present owners acquired the property in 1996 by sealed bid, after being successful against 63 other sealed bids. The property had been in the ownership of the same family since the early 1950s. The property is in the parish of Buriton. It is a short walk down into the village along either the South Downs Way or the bridleway known as 'The Milky Way' which leads directly down the Downs to Buriton village pond and church. Outside the church of St Mary's, Buriton a compendium of notable views of the parish painted in watercolour by local artist Anne Whelan includes the view across the paddock at Coulters Dean Farm. Various episodes of 'The Ruth Rendell Mysteries' have also been filmed in the village.
The property also affords exceptionally easy access onto the A3 in under 10 minutes.
